Welcome to PVCasas Property Management Services We, an American couple, living in Puerto Vallarta full time, are offering property management services to those who own property here but need a local presence whether to receive tenants and other rental necessities or merely to oversee your investment. The security of your property is our #1 concern. We do not give out your keys to anyone. We handle these services personally; even the maid, if desired, will be let in and out by us. We offer 2 types of services, those which include rentals and those that do not. Services included for Properties available for rentals: 1. Pay bills including utilities, maid, homeowners fees, property taxes and trust fees 2. Check on property at least twice per week 3. Minor repairs (parts extra) 4. Water plants twice per week (if applicable) 5. Handle inquiries, reservations, lease 6. Collect damage deposit from renters, give keys 7. Airport pick up for renters (max 3 per month, additional $20 usd each) 8. Shop for welcome basket (if desired) and cleaning supplies 9. Available for emergency aid for renters 24/7 10. Check out, refund of damage deposit etc. 11. Airport pick up for owners Services included for Properties without Rentals: Same as above excluding services that are obviously rental related A custom plan can also be implemented if additional services are needed. Payment Terms Fees are to be paid quarterly in advance. Deposit also required quarterly for projected expenses. Fees may be paid in cash, bank transfer to my US bank or by credit card through PayPal. Credit Card expense must be added to payment. If you pay the “with rental” fee and have no renters in the quarter, the lower amount will apply. When you are in residence and do not require services, nothing will be owed. Additionally, we can offer your property for rent on our website. If you choose to use this resource to maximize your rental exposure, the commission for tenants provided by us will be 20% of the rental amount. We can also offer your property to many more potential clients by utilizing our connections in the real estate business and those commissions would be shared equally with the other agent. If you use a rental company, we can still oversee your property with much higher standards. Calendars and check ins and outs will still be attended by us personally and we prefer to hold the keys or have you sign an agreement that the rental company shall have access without our presence and you shall hold not hold us responsible for losses due to their negligence. |
